Worked example

Hypothetical example: $1,800 immediate occupancy earns $21,600 over 365 days. At $1,850 with 20 extra empty days, modeled rent is $20,983.56, a $616.44 shortfall. Break-even extra delay: 9.86 days. No concessions, credit losses or extra vacancy costs.

1. Record the evidence

2. Compare offers

3. Decide and review

Calculation notes

For a 365-day model: monthly rent × 12 × (365 − vacant days) ÷ 365 − concessions. Compare empty-period costs separately. Effective rent over an occupied lease: (monthly rent × lease months − concession) ÷ lease months. A refundable deposit is not earned rent.
