Worked example

The hypothetical fourplex needs 83.4% of $67,200 potential rent after its $2,400 capital contribution. At 90% collections it leaves $4,105.44; at 75% it loses $5,168.16 annually.

1. Establish the income basis

2. Separate the costs

3. Test the cash calendar

Calculation notes

With no other income: required collection share = (fixed operating costs + annual debt + chosen annual capital contribution) / [potential rent × (1 − variable cost share)]. Do not also deduct the same vacancy loss as an expense. Physical occupancy is a separate unit count.
