The hypothetical $200,000 rental commits $68,000 and produces about $3,597 after debt and capital allowance in the stabilized budget: 5.3%. Two initial empty months reduce first-year cash to $825 (1.2%); the $4,000 uncommitted buffer reaches a low of $837 before rebuilding.
1. Define the comparison
2. Reconcile annual cash
3. Fund the timeline
Calculation notes
Planning cash yield = annual cash after operating costs, stated capital allowance and full debt payments / $68,000 committed. The two-empty-month schedule replaces the 5% loss allowance with ten collected $2,200 rent months, deducts 10% management only on rent collected, and funds $5,500 fixed annual operating costs, $11,975 debt and $1,500 capital allowance. Prepaid and earmarked money is separate from the uncommitted buffer. No extra bill, income tax, growth, sale or owner withdrawal is modeled.
