Jurisdiction evidence

Parcel/APN; incorporated city or unincorporated county; written planning answer. Postal city is not enough.

Eligibility file

Owner occupancy; lawful bedrooms; spacing determination; parking; private restrictions; permit and inspection status.

Clark County unresolved issues, if relevant

Current intake and transfer answer; actual applicable court orders and dates; counsel’s interpretation; conditions that prevent an opening.

Washoe file, if relevant

Tier; application intake day; approved occupancy/parking; local responsible party; renewal; new-owner permit/transfer conditions.

Tax-collector file

City, county or RSCVA; rate zone; taxable base; each platform’s covered taxes; direct-booking remitter; required zero returns.

Las Vegas city example

Assume $2,000 fully taxable lodging: $260 at 13% outside corridor; $267.60 at 13.38% inside. Difference $7.60. Guest taxes are separate from revenue; do not add combined components again.

Deadline and opening decision

Registration anniversary; tax due date; evidence owner; unresolved conditions; planned lawful alternative while STR approval remains uncertain.

Sources and limitations

Review dates differ from legal effective dates. Recheck current agency instructions, local jurisdiction, insurance and tax-account status before acting.
