Monthly cash calendar

Download the complete worked monthly ledger. It starts at $5,000, reaches a $664 shortfall in month 5 and ends at $3,339. The $2,720 HAP receivable is collected in month 6 and is not deducted again as lost income. Timing is illustrative.

Opening cash + tenant cash + PHA cash − operating bills − debt − reserve funding/capital spending = closing available cash. Carry that balance forward. Keep collectible HAP in its own column, outside available cash. Do not count a reserve transfer and the same bill paid from it twice.
