Florida partially preempts local STR bans: state law bars ordinances adopted on or after June 1, 2011 that prohibit vacation rentals or regulate their duration and frequency, though pre-2011 ordinances (like Miami Beach) are grandfathered. A 2024 bill to move licensing to the state was vetoed.
