Rochester metro rent report

$1,532 per month is the typical asking rent in .

Rochester, NY provider market · Zillow metro ZORI · All homes and bedroom counts · Smoothed and seasonally adjusted

Price Rochester student rentals by paid room-months, not a full-house September. A co-op calendar can leave a furnished premium unable to beat a simpler annual household lease.

The investment view

For a small-building buyer, favor documented annual whole-unit income unless a lawful room plan, complementary lease dates and collected premiums cover furnishing, services and repeated turns. Proximity to a university creates a question to verify; it does not supply twelve paying months.

RIT co-op departures and UR campus residency limit the simple demand story

RIT’s co-op housing guidance offers a fall held-space option for eligible away placements, with half the fall term’s rent and no access until the spring return. Its spring process differs. These university options show why a student’s housing calendar matters; they do not govern an unrelated private lease or establish a private vacancy rate.

The dedicated guidance, older MyHousing page and 2026–27 terms contain inconsistent wording about virtual/local placements. Confirm the individual arrangement with RIT Housing rather than relying on a generalized exemption. A private contract needs its own duration, consent and payment review.

Separately, University of Rochester admissions says first-year students have guaranteed housing and must live on campus for the first two years. Do not multiply total undergraduate enrollment by a private rent: residence requirements and other university accommodation reduce the group actually looking off campus.

An RIT-oriented Henrietta-area lease and a rental serving UR’s River Campus need different access checks. Confirm the actual classroom or worksite, transport schedule, parking and return date. A city mailing label or a broad “near campus” advertisement cannot establish a useful commute for either resident. An older Corn Hill property needs its own use and condition review before a student strategy is considered.

The headline follows Zillow’s Rochester provider market, including Yates County. The July 2023 official Rochester metro contains Livingston, Monroe, Ontario, Orleans and Wayne counties. The provider index is retained as published; it is not relabeled as a newly calculated five-county measure.

Use the broad trend to test whether a seller’s growth story is plausible, then compare leases for the subject’s actual product and location. An all-home, all-bedroom monthly index cannot be divided by bedroom count to produce a student room quote. An occupied annual duplex and a furnished room leased for part of a year also have different income calendars even if their monthly advertisements look similar.

Continue into the Rochester postal-city ZIP comparison or Monroe County overview for narrower geographic references. A postal-city ZIP summary still does not establish a particular campus commute or a room price.

Six $700 rooms need nearly twelve paying months in this example

Assume a two-unit property can lawfully offer six separate rooms, each at $700 monthly, with a 3% collection-loss allowance on booked months. Compare it with two annual whole-unit leases at $1,800 monthly and 6% combined vacancy/collection loss. Neither rent is a surveyed Rochester quote, and six-room permission must be verified for the actual address.

Hypothetical annual strategy comparison, before common property operating costs and debt. Each room earns the same full-price-equivalent months; recurring room-strategy extras total $7,200 annually. Unfilled months are already excluded.
Paid months per roomRoom collectionsAfter room-only extrasDifference from annual whole-unit collections
8$32,592$25,392-$15,216
10$40,740$33,540-$7,068
12$48,888$41,688$1,080

The annual whole-unit alternative collects $40,608. Room-only annual extras are $3,600 added utilities/service, $2,400 added turnover and $1,200 furnishing replacement reserve. At ten paying months, the room plan trails by $7,068 before common expenses and debt. At the stated rents it needs 11.73 paid months per room, or 70.4 full-price-equivalent room-months across six rooms, merely to match the annual plan.

A full calendar has only 72 room-months before any closure. A discounted month contributes less than one full-price equivalent; storing belongings without a new payer does not create income. Spring replacement residents may help, but a fall departure and a spring arrival need signed dates, lawful availability and a workable turn between them.

The comparison holds the common property costs constant. It excludes an assumed $6,000 initial furnishing purchase, conversion work, extra financing and tax effects; these add upfront cash and make a thin operating advantage less compelling. Replacement reserve is an annual set-aside, separate from buying the first furniture. A room strategy requiring more management should increase that expense too.

NOI / all-in basis8.31%

NOI excludes financing and capital reserves. Operating expenses must include taxes, insurance, management, routine maintenance and owner-paid utilities. A reserve reduces spendable cash; it does not make a known roof or sewer replacement disappear. Results describe a stabilized year after initial repairs. Fund renovation downtime and carrying costs separately; they are not estimated here.

Purchase ceiling at an assumed required NOI yield on total cost, keeping this case’s income, expenses, repairs and 3% closing costs. These are investment hurdles, not surveyed cap rates.

7.5%$268,388$202,866
8.5%$233,958$176,144

A price below a yield ceiling can still fail debt coverage or require more cash than you have. Check the loan terms, unit-level leases and a contractor’s scope before treating a modeled ceiling as an offer.

The hypothetical duplex costs $240,000 plus $25,000 initial repairs and 3% closing costs. Two $1,800 annual leases face 6% vacancy/collection loss. Operating expense totals $18,000: taxes $6,000, insurance $2,000, management $3,000, maintenance $4,000 and owner utilities $3,000. A separate $4,000 capital reserve reduces cash after debt. The loan is 60% of price at 7% over 30 years.

This is the annual whole-unit alternative. For a room plan, use its annual effective income per legal dwelling, add recurring room expenses and include initial furnishings/work in acquisition cash. Do not enter $700 as a whole-unit rent or six bedrooms as six legal units. The model’s fixed 3% closing assumption and stabilized year exclude conversion downtime and initial lease-up carry.

Choose the calendar that survives one unfilled term

Acquire or hold on verified annual household leases

Reconcile lease terms with deposits held separately, receipts, arrears, utility responsibility and repairs. An annual lease can simplify the calendar, but collection and turnover risk remain. Obtain a buyer tax estimate and replacement insurance quote rather than assuming the seller’s expenses continue.

Choose rooms only with a documented operating advantage

Confirm authorized use and occupancy, insurer and lender acceptance, actual bedroom layout, resident access and a costed furnishing/service plan. Match bookings across the calendar. A six-person advertisement is not proof of six lawful rentable rooms, and a university’s cancellation arrangement does not release a private tenant automatically.

Reprice when a term remains unbooked

The strongest case for rooms is verified net income from complementary cohorts over several terms. If an away placement or summer gap repeatedly removes paying months, lower the income and price rather than annualizing September. The recommendation can reverse with enough documented paid months or a premium that remains after extra service costs.

Rochester rent questions before furnishing a rental

Does every student need a private rental?

No. University residence requirements, university-operated housing and individual placements affect the group actually looking off campus. Verify the relevant cohort rather than using total enrollment.

Does leaving for co-op end a private lease?

The university’s own contract does not determine that. Review the private agreement, permissions and applicable requirements before assuming any release or replacement resident.

How can a renter compare an annual and academic offer?

Compare the full obligation over the months you need housing, including unused months, utilities, furniture, transport and move costs. Count a sublet offset only when the arrangement is permitted and supported by an actual payer.

Geography and comparable populations

The July 2023 official Rochester metro contains Livingston, Monroe, Ontario, Orleans and Wayne counties. Zillow’s undated provider crosswalk additionally includes Yates County. The headline retains that six-county provider market, not a recomputed five-county CBSA. University housing and private room rents have separate populations. What the rent index measures

ZORI follows repeat asking-rent changes, weights toward the rental stock and smooths observations. It does not measure every signed lease, concessions, a two-bedroom quote, property income or a voucher payment standard. Broker apartment surveys have their own boundaries and property populations. Their vacancy and effective-rent readings are labeled by period and are never averaged into ZORI.

The headline and historical chart use one validated version. The file contains 740 metro rows; 740 have a latest-month observation. These are market counts, not rental-unit sample sizes; Zillow does not supply underlying unit sample counts here. Missing observations remain missing and prior months may be revised.
