Section 8 Rent Analyzer
Look up the Fair Market Rent for any ZIP — ZIP-level SAFMR where it exists — with the estimated voucher payment standard, the local housing authority, and whether landlords can legally decline vouchers there.
SAFMR-accurate
In Small Area FMR metros we show the ZIP-level rent, not the diluted county-wide average — the number that actually applies to your address.
Your local PHA
The housing authority that sets the real payment standard, runs HQS inspections, and holds the wait list — with contact info.
Voucher law
Whether source-of-income discrimination is illegal where you are — statewide, by local ordinance, or not protected at all.
Analyzing a Section 8 deal as an investment?
Vouchers can mean near-zero vacancy and reliable rent — but with HQS inspections, lease-up lag, and rent-reasonableness caps. Run the numbers side-by-side against market rent in our calculators.
FMR/SAFMR data published by HUD. Payment standards are PHA-specific and shown as an estimated range; verify the exact figure with the housing authority. Source-of-income law is informational, not legal advice.
Frequently asked questions
What is Fair Market Rent (FMR)?
Fair Market Rent is HUD's annual estimate of what a modest rental home costs in a metro area or county, including utilities. It generally reflects the 40th percentile of local gross rents and is the basis for Housing Choice Voucher payment standards.
What is the difference between FMR and Small Area FMR?
FMR is set for an entire metro area. Small Area FMR (SAFMR) is set per ZIP code, so it tracks neighborhood rents more closely. In SAFMR-mandated metros, housing authorities must use ZIP-level standards, which are often substantially higher in expensive neighborhoods.
How much will Section 8 pay for my rental?
Housing authorities typically set a payment standard between 90% and 110% of the FMR or SAFMR for the bedroom count. The analyzer shows the estimated payment standard range for your ZIP code; confirm the exact figure with the local housing authority.
Is the Section 8 Rent Analyzer free?
Yes. FMR, SAFMR, payment standard estimates, and source-of-income lookups are free, and the Section 8 investment analyzer adds full cash flow analysis for voucher rentals.
