A metro benchmark you can compare over time
The typical-rent index changed by $56 per month from September 2025 to September 2026. Applied to twelve months, that difference is $675; it is a scale comparison, not a prediction for a particular renewal.
Over three years the change is +10.6%. Every annual point below uses the same calendar month, from one source version. This avoids comparing a summer peak with a winter trough. Seasonal adjustment also means these are not the raw rents on listings that month.
| Observation | Typical rent index |
|---|---|
| September 2022 | $1,595 |
| September 2023 | $1,665 |
| September 2024 | $1,728 |
| September 2025 | $1,785 |
| September 2026 | $1,841 |

A city, a metro and a county are different comparisons
All four counties match between the retrieved Zillow crosswalk and Census July 2023. The provider crosswalk does not declare its own boundary vintage. Zillow calls this series “Allentown, PA”; that shortened label does not restrict it to the named city or primary state. The official CBSA identifier is 10900; Zillow’s separate RegionID is 394318.
The table shows the full July 2023 official county membership. “In crosswalk” means the county appears in Zillow’s retrieved provider mapping. That crosswalk has no declared boundary vintage, so an exact match to today’s source-file membership cannot be guaranteed.

For state and city ZIP samples, use New Jersey rent estimates, Pennsylvania rent estimates. Those pages summarize ZIP indices with different weights and coverage; they do not reproduce this metro series.
“Lehigh Valley” does not always mean the four-county metro
The metro used for this report is Allentown–Bethlehem–Easton, PA–NJ. Its official July 2023 counties are Lehigh, Northampton and Carbon in Pennsylvania, plus Warren in New Jersey. Those four also appear in the retrieved Zillow crosswalk. An Allentown city figure covers a smaller place; a Lehigh-and-Northampton regional study covers a different two-county area.
The Lehigh Valley Planning Commission’s housing resource explains that its regional housing reports use information from Lehigh and Northampton counties and the ACS. Its municipal attainability dashboard offers a finer comparison. That makes it useful for choosing a municipality, while it cannot automatically supply a Carbon or Warren County finding.

Our interpretation: use the metro index to understand broad rent movement, then switch to the specific municipality and comparable unit. Extending a two-county affordability conclusion to the entire PA–NJ metro would conceal a coverage gap. Conversely, a low city listing median does not prove the regional index is wrong.
HUD’s July 2023 four-county analysis described rental supply catching up with demand and a shift from tight to balanced conditions. That is historical context, not a 2026 vacancy reading. It shows why the older shortage narrative needs a fresh local supply check before it becomes a future rent-growth assumption.

A cheaper address can have a more expensive working week
LANTA’s Enhanced Bus Service identifies a Blue Line from Trexlertown to downtown Easton and a Green Line from Whitehall through center-city Allentown and downtown Bethlehem to Wind Creek. These are specific corridors, not evidence that every home in the metro has the same transit access.

A home near a useful stop may reduce a renter’s travel cost. A home that requires another connection, paid parking or a different first/last trip may not. The rent benchmark cannot put a value on that difference without the actual origin, destination and working hours.
Check the official EBS stop locator and current fare options, then test both directions of the trip. The calculation below uses hypothetical travel budgets, not a quoted pass price, promised service frequency or measured commute time. For a Warren or Carbon County home, verify the relevant operator and connection rather than assuming the cross-valley corridor serves it.
The contrary case matters: working remotely, a different shift or driving an existing low-cost route can remove the supposed transit saving. Compare the household’s actual next year, not a generic commuter profile.
A $150 rent saving can disappear before the lease ends
Compare these two hypothetical 12-month offers. Offer A has lower rent but higher utilities and travel. Offer B costs $150 more in base rent. Both charge $300 in nonrefundable fees and offer no free months. No address, neighborhood or current listing is represented by these inputs.
| Cost | Offer A | Offer B |
|---|---|---|
| Rent | $1,750 | $1,900 |
| Utilities | $150 | $130 |
| Travel | $220 | $60 |
| 12-month cost, including fees | $25,740 | $25,380 |
If each offer requires a deposit equal to one month’s rent, B also ties up $150 more refundable cash. B’s recurring saving does not erase that move-in liquidity need. The worksheet keeps deposits out of expenses while exposing the first full-rent-plus-fees cash requirement.
Edit the lower-rent offer
All starting amounts are hypothetical. Edit them using the actual written offer. Free rent is spread over the lease; the deposit is cash tied up, excluded from lease cost.
$25,740 total over 12 months · $2,145 per month equivalent
Full-rent month with utilities and travel: $2,120. First full rent + fees + refundable deposit: $3,800 before moving costs. Confirm when concessions apply; this cash figure assumes the first month is paid in full.
Formula: rent × (months − free months) + months × (utilities + travel) + fees. No tax benefit, interest on deposits or renewal increase is assumed.
Inputs stay in this browser session and are not sent to analytics or saved to an account.
Try reducing A’s monthly travel cost from $220 to $100. That saves $1,440 over the year and reverses the comparison. This is the useful next check: determine whether the proposed travel saving is real, then negotiate rent or choose a location with the full cost visible.
Build the comparison around the place you would actually live
Use the Allentown city ZIP lookup, Bethlehem lookup and Easton lookup for their respective postal-market samples. For county context, compare Lehigh County and Northampton County. The metro membership table also keeps Carbon and Warren visible; absence of a supported county series is not a zero rent.
- Pick comparable bedrooms, space, condition, parking, heat and lease term within locations that work for your trip.
- Ask for the concession payment schedule and actual utility responsibility. Calculate full-rent months as well as the lease average.
- Check the municipality-specific housing evidence and any nearby lease-up. A proposed building is not a completed vacant unit.
For owners, a new competing building can increase incentives before a broad index turns down. A limited local comp set can also overstate competition if those homes have different bedrooms or amenities. Test both explanations, then carry an explicit rent, vacancy and expense assumption to the property cash-flow calculator.
Questions this metro benchmark can and cannot answer
Is this the average for a two-bedroom apartment?
No. This is an all-bedroom, all-home asking-rent index. It cannot establish a two-bedroom quote or rent per square foot. Compare current homes with the same bedroom count, usable area, lease term, condition and utility responsibility before choosing a property budget.
Why do rent websites show different amounts?
A city listing median, an apartment-building survey, occupied tenants’ contract rents and a stock-weighted repeat-rent index have different denominators. A difference can reflect geography, building size, bedrooms, concessions or observation dates. First match those definitions; averaging the amounts would hide the mismatch.
Does this establish a voucher payment standard?
No. HUD Fair Market Rent is a separate gross-rent reference; a housing authority adopts its own payment standards, subject to program rules. Utilities and the specific unit also matter. Use the ZIP and bedroom rent-reference tool and check the administering authority’s current schedule.
How should an owner set rent?
Start with recent comparable available homes and, where you can obtain them, signed leases. Record bedrooms, space, condition, included services, concessions and time on market. Then test vacancy, operating expenses and financing in the rental-property calculator. The metro index is context, not guaranteed collectible rent.
Sources, coverage and the maintenance path
The headline, trend chart, table and annual comparison share one metro source version. ZORI tracks repeat asking-rent changes, weights observations toward the rental stock and smooths the index. This edition uses its seasonally adjusted all-home series. It does not measure concessions, every signed lease, household rent burden or a specific building’s income.

The shared weekly market refresh checks the metro source once for all reports. Validated versions publish atomically; source or validation failures retain the previous version. Failed cache publication stays pending for recovery. Automated imports update measurements and flag changed interpretation for review; they do not advance the editorial review date above.
Dated local context keeps its own period. It must be reconsidered when a newer local study, a material rent revision or a boundary change alters the argument. This edition adds an auditable metro series, explicit geography and an editable decision worksheet. Report a data or interpretation concern through RentalCalcs support.
