The investment view

For a UNC-area purchase, favor documented academic-year commitments over a seller’s occupied-bed headline. A June 2026 student-housing transaction reported 97% current occupancy but 84% preleasing for the following academic year. Those measures concern different lease periods. A buyer needs the future lease book, legal beds and cash for the concentrated turn. Elsewhere in Weld County, price a year-round household rental from its own employment access and competing homes.

Weld County’s rent index cannot price a UNC bedroom lease

The provider-metro index is $1,685 per month, +0.8% over one year and +3.4% over three. Greeley’s official metro is Weld County. The all-home index combines property types and bedroom counts across a much larger market than the blocks around UNC.

Realtec’s CoStar-attributed Q2 2026 Greeley/Weld table reports vacancy falling from 9.7% to 6.6%, while market rent fell from $1,577 to $1,553. Better occupancy did not require a higher quoted rent in that apartment cohort. Its 330 units under construction also contradict a casual reading of the same newsletter’s city narrative as proof of no future competition. The publisher does not reconcile those scopes, so we do not treat either as a complete campus pipeline.

Underwrite rent and loss together. A building that fills at a lower effective rent may produce better collections than an expensive lease-up, but that does not prove a higher purchase return. Obtain dated executed leases, incentives, delinquency and actual make-ready costs for the subject. Do not substitute the county rent trend for the income on a per-bedroom contract.

University Flats’ 97% occupancy and 84% preleasing answer different acquisition questions

One asset · June 17, 2026 transaction announcement

97%occupied at the time of sale
84%preleased for academic year 2026–27
Transwestern reported both measures for the 262-bed University Flats community. The first describes current use; the second describes commitments for a later lease period. The 13-percentage-point difference is not a count of current vacant beds. Neither rate establishes current conditions at another building.

The closing package should contain a lease-expiration and future-commitment schedule, not just a current occupancy certificate. Match each signed future lease to its legal bed, term, rent, incentive and deposit. Identify withdrawals, guaranties and unpaid balances separately. A security deposit held for a tenant is a liability, not extra operating income.

For a fall purchase, use the current academic year’s actual collections and the next renewal cycle. The June transaction is evidence of the distinction, not a claim that 84% remains the property’s preleasing rate in October. A seller’s spring snapshot can look excellent while the buyer inherits a large summer leasing and repair task.

The attractive contrary case is a discounted property with remaining beds that can be leased without excessive incentives. That is an operating opportunity when the discount funds the work and slower fill. It is not a reason to capitalize the fully leased pro forma before the leases exist.

UNC’s medical-student housing competes on twelve-month contracts and furnished service

UNC offers osteopathic-medicine students a graduate housing community in Arlington Park Apartments, Building 1, with furnished accommodation and twelve-month contracts. A private owner cannot assume that a new academic program sends every student into an unfurnished off-campus house.

Compare the full package for the intended resident: lease duration, furnishing, utilities, laundry, parking and the actual trip to the relevant campus building. A private apartment may offer useful space or flexibility; establish that advantage through signed leases and resident choices rather than an enrollment multiplier.

Do not model undergraduate turnover, graduate-year-round occupancy and furnished medical housing as one tenant pool. Each has different timing and operating costs. A room-by-room plan also needs lawful occupancy and workable shared space. Obtain the approved configuration before comparing per-bed rents.

An academic turnover needs cash before the first new lease pays

Hypothetical four-unit transition budget · separate from stabilized NOI

$3,200make-ready work, four × $800
$3,000one month of property carrying payments
$6,200cash needed through the turn
Assumed transition cash, not a Greeley contractor quote. The $3,000 covers assumed debt, utilities and other bills during an unpaid month. Separately, four units at $1,600 would forgo $6,400 scheduled rent that month; foregone income is not an additional cash invoice. Do not double-count debt or operating bills already in a full-year cash-flow schedule.

Build the monthly calendar from lease end to work completion, inspection, move-in and first collected payment. If the whole property turns together, a smooth annual vacancy percentage can conceal the month when cash runs out. Obtain contractor availability and a plan for a late room or unit.

The example separates a transition from the stabilized year below. If that unpaid month recurs every year, the annual collection allowance must include it—one month already exceeds 8% of scheduled annual rent before delinquency. The model’s 8% starting loss is a hypothetical stabilized property with better continuity, not a budget for an automatically empty campus building every summer.

A campus lease book and a Windsor-area household rental need different comps

Near UNC, test walkability to the actual campus destination, lease calendars, legal beds and clustered maintenance. A downtown mixed-use building adds a separate commercial vacancy and capital schedule. Neither should be priced from an average for a purpose-built 262-bed student community.

For a year-round house elsewhere in Weld County, assemble house comparisons with similar layout, parking and worksite access. A Greeley address and a Windsor- or Johnstown-area address can serve different daily trips despite sharing a county index. Check the actual parcel jurisdiction and route; we do not assign an unsupported premium to any of those locations.

Use Weld County research and the Colorado rent guide for screening. Then use executed matching leases. The house-hack calculator can separate owner occupancy from rented units; living in one unit does not turn your own space into collected rent.

A $430,000 Greeley four-unit needs $473,000 total basis before separate turnover liquidity

Assume an occupied four-unit at $1,600 per unit monthly, 8% combined vacancy/collection loss, $29,000 annual operating expenses and $4,800 annual capital reserves. The $430,000 purchase adds $30,000 initial repairs and 3% closing costs. Assumed financing is 65% of price at 7% over 30 years. This is a hypothetical whole-unit stabilized rental; a per-bed campus business needs its own calendar and service budget.

NOI / all-in basis8.81%

NOI excludes financing and capital reserves. Operating expenses must include taxes, insurance, management, routine maintenance and owner-paid utilities. A reserve reduces spendable cash; it does not make a known roof or sewer replacement disappear. Results describe a stabilized year after initial repairs. Fund renovation downtime and carrying costs separately; they are not estimated here.

Purchase ceiling at an assumed required NOI yield on total cost, keeping this case’s income, expenses, repairs and 3% closing costs. These are investment hurdles, not surveyed cap rates.

7.5%$510,110$398,504
8.5%$446,670$348,194

A price below a yield ceiling can still fail debt coverage or require more cash than you have. Check the loan terms, unit-level leases and a contractor’s scope before treating a modeled ceiling as an offer.

Taxes, insurance, management, maintenance and owner-paid utilities belong in operating expenses. Initial repairs, reserve cash and debt are separate from NOI. Replace the assumptions with property-specific quotes and collections; the yield hurdles are not observed Greeley cap rates.

The combined downside lowers rent 5%, raises loss three percentage points and increases operating expenses 10%. For an academic-year plan, also map the actual unpaid months. The model does not fund the one-time transition budget above, construction downtime or unexpected capital failures. Do not allocate the same equity to closing, repairs and leasing reserves.

Acquire the documented lease book; pass when an August refill is the only debt-service plan

Acquire an occupied campus rental with signed forward commitments

Reconcile receipts and the legal lease schedule. Fund the turn from cash that remains after closing and required repairs. Price uncommitted space using a slower leasing case, without treating a current occupancy ratio as a future guaranty.

Hold a productive lease or renovate at a funded natural turn

Complete essential systems first. Add a cosmetic upgrade only when matched executed leases support the collected premium after downtime and extra service costs. A room advertised at a higher rent is not a completed annual income stream.

Revisit the thesis when future leases become current collections

Signed renewals, a better completed turn and repeatable annual collections justify reducing leasing uncertainty. Rising concessions, late commitments or competing university housing taking the target residents justify more liquidity and a lower offer. Monitor the specific lease cohort rather than applying an old county vacancy percentage to every unit.

Renters should compare the full term, shared-space arrangement, utilities and charges between university and private housing. Buyers can extend the debt and capital schedule in the multifamily calculator after replacing this report’s assumptions.

What the rent index measures

ZORI follows repeat asking-rent changes, weights toward the rental stock and smooths observations. It does not measure every signed lease, concessions, a two-bedroom quote, property income or a voucher payment standard. Broker apartment surveys have their own boundaries and property populations. Their vacancy and effective-rent readings are labeled by period and are never averaged into ZORI.

The headline and historical chart use one validated version. The file contains 740 metro rows; 740 have a latest-month observation. These are market counts, not rental-unit sample sizes; Zillow does not supply underlying unit sample counts here. Missing observations remain missing and prior months may be revised.
