How Much Does Section 8 Pay in Louisville? (LMHA Standards and Household Costs)

5 min readBy VoucherMatch Editorial Team

For a Louisville Metro Housing Authority voucher, start with LMHA’s adopted payment standards and utility allowance for the proposed tenancy. A HUD Small Area Fair Market Rent is a market benchmark. It does not tell you the amount LMHA will pay a landlord or what your household will owe.

LMHA’s landlord information page links its 2026 Payment Standards and Utility Allowance Update. Open the actual documents and confirm the edition with the HCV team before comparing an apartment to a number. A new HUD fiscal year does not, by itself, establish a new LMHA amount.

The three amounts to keep separate

Use the Louisville city guide for local housing context and clearly labeled HUD data. Use the LMHA agency guide for contacts, application help, case services and document links. Neither a benchmark nor an apartment listing is a rent approval.

Build a budget for the actual apartment

Before contacting LMHA, write down the full rental address, monthly rent, unit bedrooms, voucher bedroom size, proposed start date and each utility the tenant would pay. Ask the owner which utilities and appliances are included. A listing that says “utilities extra” is not enough to calculate the household cost.

For a simple illustration, an asking rent of $1,200 plus a $150 applicable utility allowance produces gross rent of $1,350. Those are hypothetical inputs, not an LMHA schedule or an approved unit. The household’s cash utility bill may differ from the allowance. You still need LMHA’s calculation of the household contribution and housing assistance payment.

Ask the specialist to show the calculation for this unit, including any amount above the applicable standard and any move-in affordability limit. Do not subtract 30% of gross wages from a HUD ZIP benchmark and treat the result as the voucher payment. Income adjustments, program rules and the unit’s costs matter.

Confirm which agency handles the voucher

A Louisville metro search can include communities in Kentucky and Indiana. LMHA’s documents do not automatically govern a voucher administered by New Albany, Jeffersonville or another agency. The statistical metro boundary is not a single housing authority service area.

If you already have a voucher and want to move, contact the issuing agency before arranging a lease. Confirm move eligibility, the receiving agency, packet requirements and the voucher expiration date. Ask the receiving agency which payment standard and utility allowance it will use. Keep the written responses with the rental worksheet.

Existing applicants and participants

At the October 16, 2026 source review, LMHA’s HCV page said it was not accepting new voucher applications. That status can change. Check the dated notice in the agency guide and the official page; a rent schedule does not establish an opening.

Existing applicants can use LMHA’s published 24-hour status number, (502) 584-1704. For HCV customer service, call (502) 569-6060. An existing application, a waiting-list position and an issued voucher are different stages.

LMHA’s self-service page provides appointment and question routes. Meetings with a housing specialist require an appointment. The current contact address is 320 South Fifth Street, Louisville, KY 40202; confirm the department and visit arrangements before traveling.

What a landlord should prepare

Give the household an accurate rent quote and a list of tenant-paid utilities. Use LMHA’s landlord documents for tenancy paperwork, inspection and contract steps. Ask how a proposed rent will be reviewed for reasonableness and when an approved tenancy may begin. A published standard does not guarantee approval of the asking rent, payment timing or occupancy.

Keep any required tenant screening consistent with applicable fair-housing rules. This guide does not determine whether a particular screening decision is lawful. Owners can list a property after checking the details they plan to advertise.

Questions to take to LMHA

What is the current two-bedroom amount? Ask for the adopted payment standard that applies to the proposed address, voucher size, unit size and effective date. Use the official schedule, rather than a HUD benchmark labeled as the voucher value.

Are utilities included? Identify what the tenant pays and ask which utility allowance applies. The allowance is part of the calculation, not a promise to reimburse the actual bill.

Does a new HUD year change my payment immediately? Do not assume that it does. Ask LMHA which schedule and transition rules apply to your existing tenancy or proposed move.

Where should I start looking? Use the Louisville guide and available listings, then confirm the property details with the owner and the agency. For wider searches, see the Kentucky overview.
