Does this agency serve your area?

Dallas County Housing Agency is part of county Health and Human Services. Confirm the rental address and receiving agency with DCHA; do not use a DHA application or schedule for a county case.

Check the list for the program you want. Joining a waiting list does not mean a home or voucher is available now.

Understand the different types of assistance

Tenant-based Housing Choice Voucher

Use the dated HCV notice for this agency. A private rental is considered after issuance and agency approval. A property application does not join this list.

Family Self-Sufficiency

Ask the county’s coordinator about enrollment for current participants. This is support for eligible households already receiving assistance, not a new HCV application.

These statuses reflect the dates checked above. Being able to create an account does not mean applications are open.

Help beyond the main voucher list

Local housing help and notices

These programs have separate rules and contacts. They do not open the housing authority’s main voucher list.

How to apply through DCHA

Read the county’s HCV waiting-list notice and call housing services for the current application route. County landlord recruitment and family self-sufficiency enrollment are separate from new voucher applications.

  1. Confirm the agency and exact list using the dated notice above.
  2. Follow the official program instructions and recover an existing account if you already applied.
  3. Submit only to an available list and save its confirmation; a registration or saved draft alone is not submission.
  4. Keep contact information current and respond to the agency’s own requests before the stated deadlines.

VoucherMatch does not accept housing applications, hold a waiting list or charge to place you on an agency list. Send application documents only through the agency’s verified process.

Choose your next step with Dallas County Housing Agency (DCHA)

Dallas County Housing Agency is part of county Health and Human Services. Confirm the rental address and receiving agency with DCHA; do not use a DHA application or schedule for a county case.

Guidance review date: . Waiting-list status has its own check date above.

Check an existing application

Call (214) 819-1871 with the original application details. Ask how to confirm the record and submit a contact update. The public county page does not establish an applicant portal or a list-position service.

Manage an existing voucher

The county housing page links forms for household income changes, accommodation requests, appointment requests and notice of intent to move. Use the form that matches your task and confirm the submission method with DCHA.

Move between agencies

Tell DCHA where you intend to move and ask about the notice-of-intent form and move approval. For a transfer between authorities, ask the current agency to coordinate with the receiving agency before ending the existing tenancy.

Prepare a rental for agency review

Confirm the administering agency with the household, then obtain its owner and tenancy forms. A published payment standard does not approve the asking rent or the household’s share. Ask the agency about inspection and contract steps before setting a move-in date.

Understand the local rent calculation

Use this explanation alongside the agency’s official schedules and your own case instructions.

Keep an application checklist

Use this to get ready, then follow the agency’s document requirements. Checkmarks stay on this page only and clear when you reload.

A short script for your follow-up call

“I applied for [program or property] on [date]. My confirmation number is [number]. How do I check my application, update my contact details and find out if you need anything else?”

If you already have a voucher, give its expiration date and ask what you need to do before then. Send identity documents only through the agency’s official process.

Rent and utilities

Which rent documents apply to your DCHA case?

The county links its own Maximum Subsidy Standards in Rent and Utilities and separate apartment and single-family utility allowances. Confirm the current effective date and bedroom rule with DCHA. DHA’s ZIP schedule is a different agency’s document. The proposed rent still needs agency review.

DCHA rent-document checklist · reviewed October 16, 2026
CheckWhat to useBefore budgeting
Maximum subsidy scheduleUse the county-linked documentConfirm effective date with DCHA
Apartment utilitiesUse the apartment allowanceMatch the tenant-paid services
Single-family utilitiesUse the separate single-family allowanceDo not reuse an apartment allowance

This is a document-selection checklist, not a rent quote or subsidy calculation. The agency must confirm rent reasonableness, the utility allowance and your household’s contribution.

Before committing to a home

  1. Confirm the receiving agency

Tell the authority that issued your voucher where you want to move. Confirm the receiving agency, required documents and remaining search time.

  2. Compare the correct costs

Give the agency the full address, rent, bedrooms and tenant-paid utilities. Ask for the applicable schedule and household calculation.

  3. Complete agency approval

Confirm the tenancy paperwork, inspection and lease approval with the administering agency before committing to move.

Application problems and extra help

Start with your program name and the notice or confirmation you received. Keep a copy of any request and the agency’s response.

A missing application or login problem

Call (214) 819-1871 with the original application details. Ask how to confirm the record and submit a contact update. The public county page does not establish an applicant portal or a list-position service.

A voucher deadline or move request

Tell DCHA where you intend to move and ask about the notice-of-intent form and move approval. For a transfer between authorities, ask the current agency to coordinate with the receiving agency before ending the existing tenancy.

A denial or proposed loss of assistance

Read the notice promptly. Ask the named department how to request the available review or hearing and when the request is due. Keep the notice and proof of your response; the deadline depends on the particular decision.

If the standard process does not work for you

Ask DCHA about its Request for Reasonable Accommodation or Appointment Request form if the standard process is inaccessible. Keep copies of documents and confirmation that the county received them.

Section 8 income limits in Dallas County (FY2026)

To qualify for a Housing Choice Voucher, a household's gross annual income generally has to be at or below the very low income limit for its size. In Dallas County that is $60,550 a year for a family of four, about $5,040 a month before taxes. HUD's area median family income here is $121,100.

Household sizeExtremely lowVery low (50%)Low (80%)
1 person$25,450$42,400$67,850
2 people$29,100$48,450$77,550
3 people$32,750$54,500$87,250
4 people$36,350$60,550$96,900
5 people$39,300$65,400$104,700
6 people$44,360$70,250$112,450
7 people$50,040$75,100$120,200
8 people$55,720$79,950$127,950

Which column applies to you. The middle column is the eligibility line for most applicants (24 CFR 982.201). The low income column only applies in special cases, such as families already receiving federal housing assistance. Federal rules generally require at least 75% of admissions from the waiting list each year to be extremely low income families. This does not predict selection or waiting time. For a family of four here, that threshold is $36,350 or less.

Income is counted before taxes and covers the whole household. The housing authority verifies it when your name is reached on the waiting list, so what counts is your income at that point. Being under the income limit is only one part of eligibility and does not guarantee admission.

Compare your household income with Section 8 limits and see how monthly income becomes an annual estimate.

HUD rent benchmarks in Dallas County

HUD rent benchmarks for FY2027, effective October 1, 2026. These are not adopted housing-authority payment standards or household subsidy amounts. The illustration shows 90% to 110% of FMR; ZIP-based schedules, approved exceptions and Moving to Work rules can differ.

BedroomsFMRIllustration: 90% to 110% of FMR
Efficiency (studio)$1,491$1,342 to $1,640
1-bedroom$1,536$1,382 to $1,690
2-bedroom$1,807$1,626 to $1,988
3-bedroom$2,275$2,048 to $2,503
4-bedroom$2,892$2,603 to $3,181

The two-bedroom HUD benchmark for Dallas County is $1,807. Multiplying by 90% and 110% gives $1,626 to $1,988, not an approval range. Gross rent includes the applicable allowance for tenant-paid utilities. Your agency must calculate assistance using its adopted standard, your household and the proposed unit.
