How Much Does Section 8 Pay in Dallas? (2026 Payment Standards by ZIP)
The amount Section 8 pays in Dallas depends on the issuing agency, ZIP, bedroom size and household calculation. DHA, Housing Solutions for North Texas, administers a different program from Dallas County Housing Agency. Even within DHA, its regular Housing Choice Voucher and Walker program schedules should not be mixed.
Use the FY2026 HUD ZIP comparisons below as a starting point for a Dallas rental search. Confirm the adopted standard with the administrator printed on your voucher before deciding that a unit is affordable.
DHA's adopted 2026 amounts in five Dallas ZIP codes
The table below is an agency schedule, unlike the separate HUD benchmark table later in this article. It transcribes selected rows from DHA's regular HCV payment standards effective January 1, 2026. The address ZIP and agency-approved bedroom size select the relevant entry.

The difference between a benchmark and an adopted amount is material. In 75204, the two-bedroom FY2026 HUD benchmark is $2,770 but this DHA HCV entry is $2,493, a $277 difference. In 75216, the corresponding figures are $1,370 and $1,233, a $137 difference. Someone using the HUD amount as a guaranteed budget could shortlist a unit on the wrong assumption before utilities even enter the calculation.

The agency name and program on the voucher settle the starting point. A property manager's “DHA accepted” label does not establish that every DHA program uses the same subsidy. Check the DHA landlord document library and the agency's rent-payment explanation with your caseworker if a document title is unclear.

These are HUD Small Area Fair Market Rents, not adopted agency payment standards. FY2026 covers October 1, 2025 through September 30, 2026. Figures are monthly gross rent benchmarks, which include an allowance for tenant-paid utilities.

Which local schedule should you use?
DHA’s rent-payment guidance describes a calculation that uses the ZIP and voucher size, household income and utility allowance. The agency lists a FY2026 HCV payment-standard PDF separately from Walker program resources.
Ask your caseworker to confirm the schedule’s effective date for your transaction. A new lease, a move and an existing household’s recertification do not necessarily pick up a new HUD fiscal-year figure on the same day. If your voucher says Dallas County Housing Agency, obtain that agency’s schedule instead of using DHA’s name as shorthand for every Dallas-area voucher.
How utilities change the apartment you can afford
DHA’s landlord resource page is the starting point for the applicable paperwork and utility documents. Before asking for an affordability calculation, collect the property address, building type, heating fuel and a list of tenant-paid utilities from the owner.
Keep the quoted rent and utility arrangement in writing. A change from utilities included to tenant-paid utilities can change the calculation even when the advertised rent stays the same. Ask the agency to resolve a difference between the advertisement and the Request for Tenancy Approval before the lease is approved.
A Dallas example using DHA’s adopted 75211 standard
DHA’s adopted January 1, 2026 HCV schedule lists $1,377 for a two-bedroom voucher in ZIP 75211. For this example only, assume a $450 Total Tenant Payment, $1,250 proposed rent and a $100 utility allowance. The income calculation and allowance are illustrative, not quoted DHA approvals. The owner would receive $1,250 in total: $900 in assistance plus $350 from the tenant. The tenant also pays actual utility bills. The allowance is a calculation amount, not a guarantee of what those bills will be.
This shows why a payment standard is not the landlord’s check. If gross rent exceeds the applicable standard, the household may face an additional contribution; the agency must assess any applicable initial-lease limit and affordability requirements. Rent reasonableness and inspection also apply. Do not use a separate side payment to bypass the approved rent. See HUD’s tenant guidance for the approval process.
A Dallas unit comparison: same household, different gross rents
Take a household for which DHA has confirmed the $1,431 two-bedroom regular HCV standard in ZIP 75228 and a $540 TTP. Assume $1,800 adjusted monthly income solely for this example. All proposed rents and allowances below are illustrative; they are not DHA utility-schedule quotations.

For A, gross rent is below the standard, so assistance is $1,400 minus $540. For B and C, the standard is lower than gross rent, so assistance stops at $1,431 minus $540. The family's calculated share then increases with the excess gross rent.
Under the standard HCV initial-lease rule, 40% of the assumed $1,800 adjusted income is $720. B's $659 calculated share fits that test, while C's $809 does not. The agency must determine the actual income, deductions, TTP, allowance and applicable rules before approving a unit. The owner must also accept an approved reasonable rent; meeting the family-share test is not a guarantee that DHA will approve the asking rent.
Why a utility change can invalidate an earlier estimate
An owner may initially advertise water or heat as included and then use a lease that puts it on the tenant. That changes the input to the household calculation. Record the building type, heating fuel, hot-water fuel, cooking fuel and responsibility for each service. Send the same information with the tenancy request that you used for the affordability review.
Separate refundable deposits, application charges and any optional services from monthly contract rent in your own budget. Do not assume voucher assistance pays all move-in costs, and do not agree to a second undisclosed rent payment to make the numbers fit. Ask DHA how a required charge should be treated before signing.
How to resolve a Dallas rent mismatch
If the number in a listing differs from your caseworker's estimate, check the inputs in this order: exact ZIP; regular HCV versus Walker; bedroom size used; schedule effective date; utilities; household TTP. This order avoids negotiating against the wrong program's table. Send the owner the approved proposal rather than presenting a HUD benchmark as a promised agency check.
If the agency's proposed rent is still below the owner's request, ask which review produced the difference. A unit may be unaffordable for the household, fail rent reasonableness, or simply have incomplete utility information. Each calls for a different next step: another unit or approved rent reduction, market-comparison review, or corrected paperwork. Keep an alternate search running through Dallas Section 8 apartments while the proposal is unresolved.

FY2027 preview: changes effective October 1, 2026
HUD’s FY2027 benchmark year begins October 1, 2026. It is future data as of this September 23 review. A new HUD figure does not automatically change your agency’s adopted standard, your tenant share or your landlord’s approved rent.

The comparison uses the same ZIPs and bedroom size in both years. Check the administering agency’s effective date before using any change for a lease, transfer or recertification. Keep the written rent notice for your own case.
Before you submit an apartment for approval
- Confirm the agency and program on your voucher, its bedroom size and search expiration date.
- Ask the owner for the exact address, unit number, rent, building type and utility responsibilities.
- Request the agency’s affordability calculation using that unit, rather than multiplying a HUD figure by a percentage yourself.
- Make sure the owner will complete the tenancy paperwork and provide access for inspection. Keep copies and submission receipts.
- Confirm the approved lease start, tenant rent and assistance payment before treating the move as final.

Local payment questions
Is the difference between HUD and DHA a fee the tenant pays?
No. It is a difference between two datasets. The tenant pays the amount in the agency-approved household calculation. A $277 difference between the selected 75204 figures does not mean every tenant in that ZIP owes an extra $277.
Does a Dallas ZIP with a higher standard guarantee a larger subsidy?
No. Assistance can be limited by the unit's lower gross rent and the household's TTP. Compare actual proposals, not only the highest entry in the ZIP table.
