Check the rent and building

Ask your agency to review this apartment

A listing’s Section 8 label does not establish your payment standard or approved rent. Send your agency the exact address, apartment size, asking rent and who pays each utility. The calculation also depends on your voucher size and household income.

Use the agency on your voucher: NYCHA’s new-rental and transfer schedule, HPD’s ZIP lookup and utilities, or your HCR administrator’s instructions. EHV and HUD-VASH labels alone do not identify the agency.

Once you have the applicable standard and utility allowance, use the Section 8 rent calculator to explore a budget. An estimate is not an agency decision; approved rent also requires rent-reasonableness and other program reviews.

Published schedules for the apartment size

Compare the $2,800 asking rent with the published 2-bedroom references below. This compares rent alone, before tenant-paid utilities, household size or any approved exception. It does not determine eligibility or approval.

Program	Published amount	Asking rent only
NYCHA · new rental / transfer	$2,997	$197 below the reference
CityFHEPS	$2,997	$197 below the reference
HASA	$3,058	$258 below the reference

CityFHEPS, FHEPS and HASA figures assume all utilities are included. Confirm the applicable schedule, household allowance and tenant-paid utilities with your worker. Section 8 payment standards are calculation inputs, not a universal ceiling on contract rent.
