Searching now? Section 8 apartments in Indianapolis lists current rentals, what a voucher covers in each ZIP and the Indianapolis Housing Agency’s leasing rules.

Identify the housing authority that administers your voucher before comparing rents or applying. The agency information below was reviewed on October 20, 2026; separate programs and property lists may have different application rules. Confirm the applicable payment standard, utilities and household contribution with your agency. Local renter resources are listed below.

Which agency’s rent guidance applies in Indianapolis?

Use the Indianapolis Housing Agency and the agency named on your voucher. Confirm the full property address, municipality and administering agency before arranging a move; an Indianapolis postal label is not proof of municipal boundaries. An issued tenant-based voucher, an application for assistance and a property-based subsidy involve different processes. A VoucherMatch listing alert does not apply to IHA or place you on a waiting list.

IHA’s Rent Determination page posts a bedroom-based payment-standard table without an effective date. Its separate Fair Market Rates page labels ZIP figures advisory. Ask the specialist for the current HCV schedule, effective date and bedroom entry for your particular household and unit; do not treat either web table as a guaranteed rent ceiling. IHA reviews rent reasonableness and household affordability, including tenant-paid utilities. Obtain the written rent, tenant-share and assistance breakdown before committing to the tenancy.

Agency documents reviewed October 14, 2026. Check the effective schedule for your household and proposed tenancy.

Fair Market Rent by bedroom count

HUD rent benchmarks for FY2027, effective October 1, 2026. These are not adopted housing-authority payment standards or household subsidy amounts. The illustration shows 90% to 110% of FMR; ZIP-based schedules, approved exceptions and Moving to Work rules can differ.

BedroomsFMRIllustration: 90% to 110% of FMR
Efficiency (studio)$1,187$1,068 to $1,306
1-bedroom$1,336$1,202 to $1,470
2-bedroom$1,536$1,382 to $1,690
3-bedroom$1,991$1,792 to $2,190
4-bedroom$2,425$2,183 to $2,668

The two-bedroom HUD benchmark for Indianapolis is $1,536. Multiplying by 90% and 110% gives $1,382 to $1,690, not an approval range. Gross rent includes the applicable allowance for tenant-paid utilities. Your agency must calculate assistance using its adopted standard, your household and the proposed unit.

What changed from FY2026 to FY2027 in Indianapolis

HUD's two-bedroom Fair Market Rent for the Indianapolis-Carmel-Greenwood, IN metro rose from $1,473 in FY2026 to $1,536 in FY2027, a change of +$63 a month (+4.3%). FY2027 figures took effect on October 1, 2026.

BedroomsFY2026FY2027Change
Efficiency (studio)$1,118$1,187+$69 (+6.2%)
1-bedroom$1,267$1,336+$69 (+5.4%)
2-bedroom$1,473$1,536+$63 (+4.3%)
3-bedroom$1,907$1,991+$84 (+4.4%)
4-bedroom$2,338$2,425+$87 (+3.7%)

The FMR is not what the voucher pays. Each housing authority sets its own payment standard. The basic range is 90% to 110% of the applicable FMR or SAFMR, with exceptions and Moving to Work policies that may differ. A HUD effective date is not a household rent-change notice. Confirm the adopted schedule and its application to your lease or reexamination with your agency.

Already renting with a voucher in Indianapolis? Under standard HCV rules, once the housing authority raises its payment standard, the higher amount must be used for your subsidy no later than the earliest of three dates: a rent increase that would raise your share, your next regular or interim reexamination, or one year after the increase took effect (24 CFR 982.505(c)(4)). Confirm any applicable Moving to Work policy with your agency.

Landlords: a higher FMR does not raise a contract rent by itself. You still request the increase from the housing authority, and the new rent has to pass its rent reasonableness review against comparable unassisted units.

How much rent the voucher covers

IHA’s rent-determination page currently posts a $1,619 two-bedroom payment standard without a visible effective date. Ask IHA to confirm the dated schedule that applies to your voucher, address and move. The posted amount is not a guaranteed subsidy or an owner’s automatic rent entitlement. IHA reviews rent reasonableness and household affordability. Obtain the current HCV utility allowance and household contribution, then compare owner rent plus the allowance with the applicable standard. Under the ordinary initial-tenancy rules, when gross rent exceeds the standard the family share cannot exceed 40% of adjusted monthly income. The unit and paperwork still need agency approval. Keep advisory HUD ZIP figures separate from IHA’s actual determination.
