How Much Does Section 8 Pay in Columbus? (2026 Standards and Household Costs)

Columbus Metropolitan Housing Authority (CMHA) changed its Housing Choice Voucher payment standards effective August 1, 2026. The current published ZIP table includes two-bedroom standards of $1,180 in 43211, $1,300 in 43204 and $2,150 in 43215. These are the agency's calculation inputs; the actual assistance depends on the household and proposed unit.

For a new move, an older January 2026 table can produce the wrong budget. This guide uses the August schedule, explains the change and works through a utility example. Use the August table, not the earlier 110% schedule

CMHA's July 1 participant notice explains that a projected funding shortfall prompted a change from 110% to 100% of the applicable HUD FMRs for unit sizes and ZIPs, effective August 1.

Its August 2026 payment-standard document provides these selected tenant-based ZIP entries:

These rows are examples from the agency document, not an assertion that suitable apartments are available at those amounts. Use the full street address and ZIP when asking for a determination.

The document also prints a separate RAD/project-based voucher schedule. Do not select that row for an ordinary tenant-based voucher simply because its amount is more favorable. Similarly, HUD FY2027 benchmarks effective in October do not prove that CMHA has replaced the reviewed August schedule.

New moves and households staying put need different answers

The participant notice says the revised standards apply to new moves or new leases effective on or after August 1 and addresses vouchers in hand without a submitted RFTA before that date. For a packet near the transition, ask the specialist to confirm the submission record, transaction date and applicable schedule.

For an existing assisted household staying in its unit, CMHA says the change does not immediately change the family portion and that it will provide notice of any change. Do not calculate a new rent bill from the public table yourself. Request the written household determination, effective date and policy used for your case; federal rules also govern reductions during an existing assistance contract.

Keep three dates separate: when the schedule changes, when a move or recertification is processed, and when a household's new rent portion actually takes effect. An announcement alone does not answer all three.

What the agency needs to calculate your share

The basic inputs are the applicable standard, contract rent, utility allowance and agency-determined total tenant payment. Contract rent plus the allowance is gross rent.

Under the federal subsidy calculation, assistance uses the lower of gross rent or the applicable payment standard, minus total tenant payment. The standard normally follows the lower of the voucher-size and rented-unit-size amounts. A larger apartment does not automatically give a household a larger subsidy.

Thirty percent of adjusted monthly income is a common component of total tenant payment. It is not a substitute for CMHA's calculation of income, deductions and other applicable rules. Ask for the written contribution, assistance amount, rent payable to the owner and utility allowance.

A two-bedroom Columbus utility worksheet example

CMHA links a 2026 multifamily utility worksheet from its document library. The sheet has an October 2025 update notation; its filename should not be used to invent a separate effective date. Confirm the version applicable to the proposed unit.

For this example, assume a two-bedroom multifamily apartment with tenant-paid electric resistance heating, electric cooking, other electricity, air conditioning and electric water heating. The owner provides water, sewer, trash, range and refrigerator.

The sheet lists the electric charge as a separate row, so it is included once here. Do not add the natural-gas charge to an all-electric example. A heat pump, tenant-paid water, different building type or tenant-supplied appliance can change the result.

This allowance is used for the rent calculation. Actual bills can be higher or lower; ask about previous usage and budget separately for account deposits.

Worked example for ZIP 43211

Assume the applicable two-bedroom standard is $1,180, adjusted monthly income is $2,000, total tenant payment is $600 and the utility allowance is $160.

Forty percent of the assumed adjusted income is $800. The $1,200 proposal produces a $780 family share and passes that illustrative threshold; the $1,300 proposal produces $880 and fails it.

Passing this calculation does not establish that CMHA will approve the asking rent. Comparable unassisted rents, the unit's condition and the complete packet still matter. The 40% initial-occupancy rule applies when gross rent exceeds the applicable standard; it is not an assurance that the share can never change later.

Prepare a proposal that CMHA can review

Use the current Request for Tenancy Approval packet from CMHA's forms page. Record the full address, unit number, bedroom count, asking rent, services and appliances, owner contact and available date. Make sure the owner and family are using the same utility terms.

Ask which payment-standard version applies to the packet, whether any owner documents are missing, and what must happen before inspection and final tenancy approval. Keep submission receipts and the voucher expiration date together. If time is running short, request instructions before the deadline rather than assuming an unfinished packet extends it.

Deposits, moving costs and charges outside the monthly calculation need their own budget. Confirm the approved family rent and assistance start date before relying on the owner's preferred move-in date.

Screening concerns and the correct local agency

Columbus Metropolitan Housing Authority uses cmhanet.com. Cuyahoga Metropolitan Housing Authority in Cleveland uses cmha.net; Cincinnati has another separate agency. Similar abbreviations do not make their payment tables interchangeable.

Columbus adopted source-of-income protections in Ordinance 0494-2021, including a rule addressing voucher subsidies in income screening. Apply local guidance to the actual property's jurisdiction, and use the city's fair-housing resources for current help with a particular rejection. Save the advertisement, criteria and written response.
