How Much Does Section 8 Pay in Cincinnati? (2026 CMHA Standards and Household Costs)

Cincinnati Metropolitan Housing Authority (CMHA) publishes a ZIP-by-bedroom table in its current document library under 2026 SAFMR/Payment Standards. The file identified as effective July 1, 2026 lists, for example, $980 for two bedrooms in 45232, $1,668 in 45220 and $2,030 in 45243. Those are published schedule figures, not the amount every household receives or a landlord's approved rent.
Your calculation also needs the bedroom size CMHA approves, tenant-paid utilities, household income and a review of the proposed apartment. CMHA's participant FAQ explains that a voucher has no fixed dollar value and that the payment standard is not the amount the agency pays for a unit.

The complete table and utility worksheet are available through CMHA's documents page. Keep the document date with your apartment notes. A later HUD fiscal-year benchmark is not evidence that CMHA has changed the standard used for your case.
Check the agency name as carefully as the ZIP. This is Cincinnati Metropolitan Housing Authority. A rent table from another Ohio agency with the initials CMHA is not interchangeable. A property across the river in Kentucky, or elsewhere in the region, may involve another administrator and portability review.
The bedroom and utility details that matter
CMHA's FAQ says the payment standard generally uses the lower of the voucher size or the rented unit size. A larger apartment therefore does not automatically qualify you for its larger-bedroom standard. Occupancy requirements still apply to a smaller unit.
CMHA's 2026 utility schedules distinguish building types, fuels and services. Record heating, cooking, other electricity, water heating, water, sewer, trash and appliance responsibilities. Ask the specialist which worksheet and items apply; do not add every row or both fuel choices for the same service.
The allowance is an estimate used in rent calculations. Budget separately for the actual utility bills and any account-opening costs.
What you pay: an example with utilities
Assume CMHA confirms $1,668 as the applicable two-bedroom standard for a unit in 45220. For this illustration only, use $2,000 adjusted monthly income, $600 total tenant payment and $150 utility allowance. The allowance and household figures are assumptions, not a quoted CMHA utility total.
Under the standard HCV formula, assistance equals the lower of gross rent or the payment standard, minus total tenant payment. Gross rent is owner rent plus utility allowance. 24 CFR 982.505

At initial occupancy, if gross rent exceeds the payment standard, the federal family-share limit is 40% of adjusted monthly income. In this example that is $800: the last row exceeds it. The middle row passes this calculation but still needs agency approval. 24 CFR 982.508
CMHA's rent review guidance describes separate affordability and rent-reasonableness checks before inspection. A rent can fit your household calculation and still be too high compared with similar unassisted properties.
Prepare the apartment for review
Ask the owner for the complete address, bedroom count, requested rent and utility split. Then use CMHA's current Request for Tenancy Approval forms. Keep the submitted packet and receipt together, and ask who is responsible for missing documents or corrections.
You can approach owners who have not previously worked with vouchers; CMHA's FAQ specifically says prior participation is not required. Track your voucher expiration date separately from the landlord's proposed move-in date and request extension instructions from the specialist if needed.
Common Cincinnati voucher questions
Will CMHA pay the entire amount in the ZIP table? Not automatically. The table enters a household-specific calculation that includes gross rent and total tenant payment.
Does a higher-standard ZIP guarantee an affordable apartment? No. You still need an available unit, an acceptable rent, the right utility calculation and completed tenancy approval.
