  • Six or seven peopleonly the five three-bedrooms, from $178,869. No apartment takes eight.
  • Asset limit$220,480, in Housing Connect's advertisement table.
  • Homeownersthe lottery website says "Anyone owning a home within 100 miles of New York City is not eligible".
Watch outtwo sets of income figures are in print. The advertisement chart 6sqft printed on December 5, 2025 and the lottery website give lower figures than the listing does today. The rents are the same.

Can a CityFHEPS or Section 8 Voucher Be Used at The Orchard?

All eight rents are above the 2026 CityFHEPS maximum for the same apartment size, by $308 to $1,253 a month, so CityFHEPS does not cover any apartment in this listing.

The listing names HPD as its agency, so this was a city lottery on NYC Housing Connect. The Housing Connect FAQ says: "Minimum income requirements do not apply if you have a voucher or a rental subsidy. However, rent should be within maximum limits allowed by your voucher or rental assistance program."

Watch outthe maximums assume the rent covers all utilities, and here tenants pay for electricity and electric heat. NYCHA's 2026 allowances for the two add up to $163 for a studio, $188 for a one-bedroom, $249 for a two-bedroom and $312 for a three-bedroom, by VoucherMatch's addition.
Which households a voucher could and could not help here
  • CityFHEPSno apartment is within the maximum. DSS-8r gives a family of two the one-bedroom amount, $2,734, and the $2,912 studio is $178 over even that.
  • NYCHA Section 8its standards for new rentals are the same four figures in every ZIP code.
  • HPD Section 8HPD's allowances for electricity, electric cooking and electric heat total $168 for a studio, leaving $2,956 of its $3,124 standard. The 56 studios at $2,912 are $44 under that and the $3,062 studios $106 over, by VoucherMatch's arithmetic.
  • Over the standard with HPDHPD's page allows a rent above the standard, "but you must pay the difference and your total tenant share cannot exceed 40% of your income."

How the Rents Compare With Typical Rents in ZIP Code 11101

Seven of the eight rents are below what HUD estimates an ordinary apartment costs in ZIP code 11101, by $181 to $738 a month, and one, the $4,250 two-bedroom, is $70 above it.

  • Utilities close the gap: adding NYCHA's $249 allowance puts the $3,999 two-bedroom at $4,248, which is $68 over HUD's figure.
  • Under HPD's ceiling: HPD's 2025 rent table allows $3,685, $3,948, $4,738 and $5,476 at 130% AMI, so every rent here is $349 to $773 under it.
