How people apply for affordable apartments in Detroit

  1. There is no lottery and no single application. You contact each building's leasing office, and each keeps its own list. Detroit Home Connect, the City's listing site, says: "You can be on waitlists for multiple properties, but you will need to contact each one of them to begin that process."
  2. Apartments with a Detroit Housing Commission voucher attached are applied for online through the commission. It says "One electronic pre-application is required for all the waiting lists you add your name to" and that it works "in order of the waiting list based on when the names were added".
  3. Waits can be long. Home Connect says "it can take months or over a year to get an available unit", so apply to more than one building.

Vouchers and new affordable buildings in Detroit

Michigan law has covered vouchers since April 2, 2025. A landlord with five or more rental units may not turn a renter down over a voucher and, if it requires "a certain threshold level of income", may not "exclude any source of income in the form of a rent voucher or subsidy when calculating whether the income criteria have been met". In tax-credit buildings, the State's compliance manual lists "imposing minimum income requirements for Section 8/HCV participants" as a prohibited practice. The income maximum still applies. Two agencies issue vouchers in Detroit, the Detroit Housing Commission and the Michigan State Housing Development Authority, and each guide compares the rent with the State authority's payment standard for the ZIP code.

For Housing Choice Vouchers, a payment standard helps calculate assistance; it is not a rent limit or a promise of approval. Your agency considers rent, tenant-paid utilities and your household’s share, and must approve the tenancy. HUD’s voucher tenant guidance (checked October 17, 2026).

About these Detroit building guides

Each guide here covers one new or newly restored building with income-restricted apartments in Detroit. It gives the rent, or the State's rent cap where the building has not published one, the income limits, who takes applications, and how the rent compares with the voucher payment standard for the ZIP code. Detroit has no lottery, so the figures come from each building's own listing, City of Detroit records and Michigan State Housing Development Authority tables.

Figures come from each building's official listing and public records, dated in its guide. VoucherMatch is not a housing agency and does not take applications for these buildings. How these guides are reported.
