Where 7250 Mack Avenue Is and How to Get Around
The homes are at the southwest corner of Mack Avenue and Field Street, just east of East Grand Boulevard, in Islandview, ZIP code 48214 and City Council District 5.

| Stop | Route | Straight-line distance |
|---|---|---|
| Mack & East Grand Boulevard, eastbound | DDOT 31 Mack | 0.02 miles |
| Mack & East Grand Boulevard, westbound | DDOT 31 Mack | 0.07 miles |
| Van Dyke & Mack | DDOT 5 Van Dyke/Lafayette | 0.36 miles |
What it means: one bus route stops at the corner and a second is about a third of a mile east. No other DDOT route stops within half a mile.
Source: City of Detroit DDOT Bus Stops dataset, read October 6, 2026. Distances are straight-line from the City dataset's point for the site, calculated by VoucherMatch, so the walk is longer.
- On the site: MSHDA's report counts 3.12 acres with pocket parks, a play area and a community garden. The architect's site plan puts the homes along Field Street and the south edge of the block, around a shared parking court.
- Islandview's edges: Mack Avenue, Van Dyke, East Jefferson Avenue and Mt. Elliott, in MSHDA's report.
Rents and Income Limits at Preston Townhomes
The only rent published so far is the City's line that rents "start at $827 per month", with no home size beside it.
| Level and size | Homes | Rent planned in 2024 | 2026 State cap with utilities |
|---|---|---|---|
| 30% and 40%, 2 bedrooms, with a voucher | 5 | Based on income | $708 or $944 |
| 30% and 40%, 3 bedrooms, with a voucher | 3 | Based on income | $817 or $1,090 |
| 50%, 3 bedrooms | 5 | $969 | $1,362 |
| 60%, 2 bedrooms | 13 | $921 or $1,046 | $1,416 |
| 60%, 3 bedrooms | 5 | $1,177 or $1,202 | $1,635 |
What it means: the 2024 rents were set from older income limits, so today's rents may be higher. The caps are ceilings on rent and tenant-paid utilities together. Ask the office for today's rent.
Source: MSHDA staff report of July 18, 2024, rent schedule; MSHDA, Income and Rent Limits effective May 1, 2026, Wayne County.
- Utilities: MSHDA's report has tenants paying electricity and gas, with allowances of $163 a month for a two-bedroom and $194 for a three-bedroom, and the owner paying water and sewer.
- Sizes: 950 square feet for a two-bedroom with one and a half baths, and 1,297 square feet for a three-bedroom with two baths, in the same report.
- The count by income level matches the City's dataset: 4 homes at 30%, 4 at 40%, 5 at 50% and 18 at 60%.

| Income level | Homes |
|---|---|
| 30% of area median income | 4 |
| 40% | 4 |
| 50% | 5 |
| 60% | 18 |
What it means: 18 of the 31 homes are for households earning up to 60%, and the eight at 30% and 40% are the ones with vouchers attached.
Source: City of Detroit, Multifamily Housing Sites Under Construction and Completed, record HRD12198; dataset last edited October 2, 2026.
| Household | 30% | 40% | 50% | 60% |
|---|---|---|---|---|
| 2 people | $25,170 | $33,560 | $41,950 | $50,340 |
| 3 people | $28,320 | $37,760 | $47,200 | $56,640 |
| 4 people | $31,440 | $41,920 | $52,400 | $62,880 |

| 6 people | $36,480 | $48,640 | $60,800 | $72,960 |
What it means: find your household size and read across. A family of four earning $45,000 is over the 40% limit and under the 50% limit, so the 50% and 60% homes are the ones to ask about.
Source: the same MSHDA table, Wayne County, effective May 1, 2026.
Watch outsources count the sizes three ways. MSHDA's report has 18 two-bedrooms and 13 three-bedrooms. The architect's site plan has 19 and 12. The permits describe 25 two-bedrooms and 6 three-bedrooms. If you need three bedrooms, ask how many there are and at which income levels.
For other counties and household sizes, use the Section 8 income limits tool.

Using a Housing Voucher at Preston Townhomes
A voucher can be used here, and eight of the 31 homes come with a Detroit Housing Commission voucher already attached.
- Homes with vouchers attachedeight, in MSHDA's report and the City's assessment. The City's release says "Applicants interested in the Project Based Vouchers should apply through the Detroit Housing Commission." The commission's list showed Preston Townhomes, two and three bedrooms, open on October 6, 2026.
- Michigan law since April 2, 2025a landlord with five or more units may not deny a tenancy "based on the source of income" of a renter and, if it requires "a certain threshold level of income", may not "exclude any source of income in the form of a rent voucher or subsidy" (MCL 554.601c). See whether landlords have to accept Section 8.
- State tax-credit ruleMSHDA's compliance manual lists "imposing minimum income requirements for Section 8/HCV participants" as a prohibited practice.
- The maximum still appliesevery home is reserved for a household at or under its income level, voucher or not.

All three columns include utilities.
- If the rent is over the standard: you pay the difference, and federal rules bar your agency from approving a new lease if your share would top 40% of your adjusted monthly income (24 CFR 982.508).
- Two agencies issue vouchers in Detroit. MSHDA publishes a standard for every ZIP code. The Detroit Housing Commission has not published a 2026 table of its own; HUD's table for fiscal year 2026 lists $1,070 for a two-bedroom and $1,310 for a three-bedroom in 48214.
