Choosing a broker when you have a voucher
- Pick someone who already works with your program. Each profile lists the vouchers they know.
- Don't pay upfront. Brokers shouldn't collect fees, deposits or rent before your voucher agency approves the apartment.
- Bring your shopping letter or voucher paperwork to the first conversation so the search starts at the right rent.
- Check the license on the NYS Department of State site.

Frequently asked questions
Do brokers in Brooklyn accept Section 8 and CityFHEPS?
Every broker on this page represents voucher holders, and each profile lists the vouchers they work with most. Under the NYC Human Rights Law a broker can't turn you away because you pay with a voucher, and the NYC Commission on Human Rights says accepting only some voucher programs is also a violation.
Do I have to pay a broker fee if I have a voucher?
Under the FARE Act, in effect since June 11, 2025, a broker hired by the landlord can't charge you a fee. For CityFHEPS and FHEPS moves, HRA's landlord page lists a broker's fee paid by the city, not the tenant. The Commission on Human Rights tells brokers not to collect fees, deposits or rent until the agency running your voucher approves the move, and state law caps application fees at $20.
How do I check that a broker is licensed?
Look up their name on the New York Department of State license search. VoucherMatch checks each broker's New York license before their profile is listed, but we don't endorse individual brokers.
I'm a broker in Brooklyn. How do I get listed?
Licensed New York brokers and agents who work with voucher holders can create a free broker profile on VoucherMatch. Once your license is verified, your profile appears in the directory for the boroughs you serve.
