How Much Does Section 8 Pay in Seattle? (2026 SHA Standards and Household Costs)

Seattle Housing Authority (SHA) currently posts a $2,455 two-bedroom market-rate payment standard and a separate $2,034 affordable-housing standard. Neither number is a check for that amount or a promise that a particular asking rent will qualify. The administering agency, applicable standard, household contribution and utility estimate determine the calculation. Source: SHA payment standards.

Start with the agency on your voucher

SHA and King County Housing Authority (KCHA) have separate schedules. KCHA publishes a ZIP-based lookup effective January 1, 2026 and describes a household contribution of approximately 31% of monthly income when rent is within its standard. Use the KCHA lookup and guidance for a KCHA voucher; the SHA examples below do not calculate KCHA assistance.

Write down the agency, voucher bedroom size, proposed address and move date before comparing rentals. For a move involving another agency, ask which office will process portability and approve the new tenancy. A listing's “Seattle metro” label does not answer those questions.

SHA's posted standards and effective dates

These are the amounts posted when checked on September 30, 2026. SHA dates the market-rate column to November 21, 2023 and the affordable-housing column to June 17, 2024. They are not newly effective 2026 or FY2027 amounts.

SHA generally associates the first column with private-market rentals and the second with nonprofit or tax-credit housing. Ask your specialist to select the applicable column and bedroom size, including any household-specific exception. Source: SHA's schedule.

Add the utility estimate before comparing homes

For a two-bedroom under SHA's general schedule, the monthly estimate is $285 for all utilities, $85 for electricity and heat, $45 for electricity only, or $0 if none are tenant-paid. SHA instructs households to use the closest responsibility group and the lower of the voucher and rental bedroom sizes. Rainier Vista, Lake City Court, High Point and NewHolly have different schedules. The general schedule lists February 1, 2025 for tenant-based move-ins. Source: SHA utility estimates.

An allowance is a calculation input; the actual bill can be different. Ask the owner which services you pay, then have SHA confirm the applicable amount. Record any deposit and utility-account setup costs separately from monthly rent.

Three rentals for the same illustrative household

Assume SHA confirms a $2,455 standard and $285 utility estimate. This teaching example uses $2,000 adjusted monthly income and a $600 total tenant payment (TTP). Those household figures are hypothetical; use your agency's determination for your own search. No supplemental subsidy is assumed.

Gross rent is owner rent plus the allowance. In these examples, assistance is the lower of gross rent and the standard, minus TTP. Tenant rent is owner rent minus assistance; total family share adds the utility allowance back.

The third proposal exceeds 40% of this household's adjusted income ($800), so it would not pass the initial affordability test under these assumptions. The second is within that test but still needs rent reasonableness, inspection and agency approval. The calculation follows the federal assistance and initial-share rules, with the initial limit in 24 CFR 982.508.

Turn a promising listing into an approvable tenancy

Confirm the owner's terms in writing and complete SHA's requested leasing documents. SHA reviews affordability and rent reasonableness, then arranges inspection. Its leasing guidance warns that moving in before the unit passes inspection can leave you responsible for the full rent during that period. Keep the specialist's approval and effective-date instructions with your lease. Source: SHA leasing sequence.

When following up, name the pending item: missing owner paperwork, proposed-rent review, inspection corrections or final documents. That makes it easier to identify who needs to act. Keep a second viable rental on your shortlist while approval is pending.

Common Seattle rent questions

Does a higher HUD ZIP benchmark automatically increase my assistance? No. HUD FMR and SAFMR data describe rent benchmarks. Your agency must determine the applicable payment standard and household assistance; a new HUD fiscal year alone is not a household rent approval.

Does “utilities included” make a home cheaper? Compare total costs. A higher owner rent with included utilities can produce a different result from a lower rent with tenant-paid services. Use the agency allowance for approval math and actual expected bills for your budget.
