Which Rents a CityFHEPS or Section 8 Voucher Reaches

All 17 listed rents are under the 2026 CityFHEPS maximum for the same apartment size, and the closest, the 80% AMI two-bedroom, is $199 under.

The Housing Connect FAQ says: "Minimum income requirements do not apply if you have a voucher or a rental subsidy. However, rent should be within maximum limits allowed by your voucher or rental assistance program."

Watch outthe maximums assume the rent covers all utilities, and the listing does not say which ones these rents include. A design diagram on Architecture Outfit's page says "All kitchen ranges are electric" and describes an "All electric system" for hot water. If tenants pay for electricity, a voucher program subtracts a utility allowance.

3 bedrooms$3,220$3,753$209$3,544

What it means: with that allowance, the 80% AMI two-bedroom would be $32 under the limit. The schedule lists electric heat separately, at $82 for a two-bedroom, and the program decides which allowance applies to a lease.
